Your project will consist of a multi phase program & each discussed in more detail below.
Phase 1: shall be the pre-design / programming Phase
Phase 2: shall be the design Phase
Phase 3 :shall be the Design Development Phase
Phase 4: shall be the Construction Documents Phase
Phase 5: shall be 3D services as required
Phase 6: shall be the Governmental Approval Phase
Multiple meetings may need to be held with Client to present and discuss design, design development, and construction
documents. Client meetings are essential to assuring that client's requirements are incorporated into each of the project
documents.
Phase 1 PRE-DESIGN / PROGRAMMING:
This is the beginning phase of the project where all necessary information required to produce a design is collected such as:
General Site Data - MD Collects
Boundary Survey with locations of existing structures & significant vegetation - If needed MD refers these services out to
appropriate outside consultants
TOPO when appropriate - If needed MD refers these services out to appropriate outside consultants.
Locations of utility connections
Zoning
Set-backs
Easements
Homeowners Association requirements, when appropriate
Soils report
For Remodel/Additions:
Field measure & Photo existing structures in order to produce floor plans & elevations to be used as a base for the design &
construction drawings.
General Building Design Data
Size & Character
Rooms Needed & Usage
Bubble diagram with relative relationship of rooms to each other and site.

Phase 2 DESIGN:
Based upon Client's objectives for the design, the Designer shall prepare, for the approval by the Client, Design Documents
consisting of drawings and other documents as necessary to illustrate the project and its components. Designer will make his
best professional effort to incorporate Client's design objectives. However, due to constraints outside the control of
Designer, including lot configuration, soils conditions, budget limits, and governmental oversight, the Designer cannot
guarantee that all of the Client's design objectives can be satisfied.
Design Documents shall consist of the following:
a) Site Plan
b) Floor Plan (for each floor)
c.) Roof Plan
d.) Major Exterior Elevations
Client shall be required to sign the design documents as an authorization to proceed with the Design Development Phase.
Should client desire 3D interiors, this is optional and will be billed hourly as requested.
PHASE 3 DESIGN DEVELOPMENT: Ballpark Estimates
Following Client's approval of the Design Documents, the Design Development Phase will proceed. The Designer shall
prepare, for the approval by the Client, fully developed Design Documents consisting of drawings, details and other
documents as necessary to fully illustrate the project and its components.
Design Development Documents shall consist of the following as required:
a) Floor Plan with overall dimensions
b) All exterior elevations
c) Reflected ceiling plan when appropriate
d) Building sections with plate heights
e) Architectural detail sketches when appropriate
f) Roof plan
PHASE 4 CONSTRUCTION DOCUMENTS:
Construction Documents will not be finalized until after the Client and governmental/design review agencies have approved
the Design Development Documents. Construction Documents include the construction drawings required to obtain a
building permit for construction of the project. Included in this scope of work are documents prepared to a builder's level of
detail, as opposed to a full service architectural set of plans. A builder's level of detail is defined as including a minimal
number of details and specifications. This type of drawing set is appropriate for use when an experienced, licensed General
Contractor will be hired to manage the construction project.
Construction Drawings include the following as required:
a) Site Plan
b) Exterior Elevations
c) Floor Plans
d) Reflected Ceiling Plan when appropriate
e) Building Sections
f) Typical Construction Details
g) Schematic Electrical Plans
h) Foundation plan (by Structural Engineer)
i) Floor framing plan (by Structural Engineer)
j) Roof Framing Plan (by Structural Engineer) Sheer wall plan, Structural notes & Details
k) Title 24 Energy Compliance Report (by Title 24 Consultant)
PHASE 5 3D exterior / Interior renderings as required by client:
Choose from 3D Exterior elevations or interiors laid out with cabinets and appliances.
PHASE 6 GOVERNMENTAL APPROVAL
As a rule the governmental approval phase occurs after the completion of the construction documents phase. However, some
projects may require design review approvals prior to the completion of the construction documents phase, such as homeowner
associations, variance request and city planning mandated design review submittals.
Governmental regulation requires that drawings be submitted for review at various phases of the project. Governmental
review varies from city to city and, within the same city, from project to project depending on the project complexity, the
political environment, and the other factors outside the control of Designer.
In some instances it is required to submit drawings to a subdivision and/or homeowners association design review process
which is also included in this phase.
Designer shall make his best professional effort to research any special governmental/design requirements, make the required
submittals, attend governmental/design review meetings, establish necessary communication channels, and conduct
necessary phone conversations to move the approval process forward in the most efficient manner. Based on his experience,
Designer will help direct Client toward design solutions that have the highest likelihood of gaining governmental/design
approval, but Designer cannot provide any guarantee that design solutions will be approved by governmental/design reviews.
If additional Design, and/or Design Development effort is required to gain governmental/design approvals (i.e., drawing
revisions), Designer shall complete these revisions as part of this phase as an additional service.
The mechanical system design is not part of this contract. Local practice is for the mechanical system to be designed by the
mechanical subcontractor selected by you or your General Contractor, based upon calculations provided by the Energy Code
Compliance Consultant. The mechanical subcontractor will size and specify equipment, provide duct layout and sizing, and
locate registers as directed by the General Contractor.
PLEASE NOTE:
To facilitate the progress of your design there are a few things the client can provide up front: If possible
furnish a legal description, grading and drainage plan (including other proposed improvements), certified
land survey of the lot (showing existing property lines, topography, trees, and other major site features), a
copy of architectural covenants and guidelines if any, and a current soils report with foundation design
recommendations. It may be necessary for the Client to enlist the services of other professionals for a
review of lot conditions, the soils report, and to perform studies and/or testing of the building site. If
Client directs Designer to complete the scope of services without the benefit of a soils report, then
Designer and his consultants are released from any and all claims which relate to foundation design and/or
soils problems which may arise in the future. Similarly, if Client directs Designer to complete the scope of
services without the benefit of a grading and drainage plan, then Designer and his consultants are released
from any and all claims arising in the future which relate to grading and drainage of the site.
If you are unable to provide the above information, MD Design will direct you to professionals needed on
your project as you go.
