| What is Preliminary Design For Home Staging? In this housing market it is very difficult to sell homes in general, whether it be a new home, an old home, or a foreclosed home. But when you need to sell your home and the home is in need of a repairs, simple or complex, or the home is in a great area but is old it can cause delays, cost, and anxiety trying to sell it. Some sellers hire home stagers to stage their home in order to create an ambiance that attracts the potential buyers to feel warm and welcome, to make them feel like they could live in this house. With the excess of houses available on the market one has to think outside the box in order to make their home more salable, more attractive, to stand out from all the other homes out there. We had a client who had an old home in a great kid friendly neighborhood, the surrounding homes were getting remodeled because of they're age and the home we were hired to remodel had great potential. We did a fairly extensive remodel addition set of plans for this house, however the client decided not to go through with the project but rather put the house up for sale with the design plans on the kitchen counter for potential buyers to view and see what can be done with the home should they want to do the remodel themselves. Their house was put on the market on a Thursday, and by the weekend there was a bidding war between five perspective buyers, all of which happened to be contractors. They all saw the plans for the proposed remodel additions and wanted to buy the house because of the potential for that little home. On Monday the house was sold for $50,000.00 more than the asking price. These preliminary design drawings are not a complete set of plans therefore would not cost the full set of plans, but the plans will provide enough visual information to help potential buyers see the possibilities.
